@s4m4rn0ld @moseskagan There’s a big difference between a Jewish state and an ethnostate. Israel is by no means an ethnostate - there is a large Muslim population as well as a Christian population.
It’s as wrong as calling Israel an apartheid state.

It’s a war crime to fire rockets from civilian areas, it’s a war crime to create military bases in civilian areas. Israel has warned these people for weeks to evacuate now. The collateral damage of wiping out these nazis is on Hamas
@JWurzak Need this if you have a refi scenario in there as well as your tax will be pegged off a next buyer analysis, not current NOI, lowering your NOI and therefore your final appraised value.
@patcarino@MultifamilyRob Make sure it’s limited to one property and state that if you’ve already seen the property it’s void. If you have some sort of paper trail proving such, you should be fine. (Not a lawyer though)

@ryanrz@CohenSite@moseskagan A city I did work in had this tax. Renovations were exempt from the vacancy tax for only a year. The building dept shutdown during COVID so my reno took longer than a year due to delayed permits. They still taxed me.
It’s really hard to lose on an asset when it’s best in class.
So the philosophy is simple: I like deals where I can create a best in class asset and, if need be, undercut the market on asking rent
