News Update: Three landowners near KBR Park, including actor Balakrishna, are giving up land for junction widening in exchange for TDR, not cash.

GHMC says the targeted junction improvements will add free-left turns at the KBR Park entrance and ease the Film Nagar junction. The parcels are about 862.77 sq yd at Road No. 45 (Balakrishna), 608 sq yd at Shabdalaya Studios and 341.33 sq yd from Bhavya Constructions.

Land in the area is estimated at ₹4–5 lakh per sq yd. The roads link Jubilee Hills and Banjara Hills to Durgam Cheruvu, Knowledge City and the western IT corridor.

The CM's latest Hyderabad review has a one-year deadline for city projects, pod transit, recycled water for Future City, and new roads to Chevella.

Here's how we read it.

Chevella is the line to underline. Wider roads from Shankarpally are how the West grows into the next corridor. We've been watching that belt for a while.

Recycled water for Future City's data centres matters more than it sounds. In the next decade, water, not land, will decide which areas thrive.

One caution. A one-year target and a pod-transit study are announcements, not completions. Buy for the roads that exist today, and treat everything else as a bonus.

Hyderabad leased more office space than Bengaluru last quarter. 4.10 mn sq ft vs ~4.0 (Cushman & Wakefield, Q3 2026).

Here’s why that matters for homes:
Companies sign offices 2–3 years before employees arrive.

Today’s leasing is 2028’s housing demand.

The same week the US froze PERM for 8 big employers, Hyderabad topped India’s office leasing.

When companies can’t move people to the jobs, they move the jobs to the people.

These are some surreal times we are living in.

While the news of the US Labor Dept suspending green card (PERM) filing and processing for Cognizant, Infosys, TCS, Wipro, HCL, Capgemini, Microsoft and Adobe is spreading like rapid fire.

It must be observed that for many NRIs would quietly start building a Plan B in India.
