This is what I am saying.
Homes today were built based on what was in demand when they were built.
People these days don't want that style.
But that is mostly the only thing that exists.
Give us a beautiful 1800 square foot home that looks like it is out of instagram and people will flock to them.
Nobody wants a 3,500 sq ft boomer house.
Gen Z doesn't want it.
Millennials can't afford it.
Foreign buyers are gone.
These homes are becoming stranded assets. And there are thousands of them sitting on the market right now.
I’m just saying…back from 2023-25 a lot of my book of business bought with a higher rate then refinanced to a lower rate.
Not sure if that will be the same case this go round, but that saying was sort of true a few years ago.
Where is the carfax but for houses?
Everyone home should have a documented ledger of what was done and when it was done and who did it.
Have to get the consumer and the contractor to buy in.
But wouldn't having this make you be able to sell your house at a premium?
Podcast Idea
Simply ask businesses in your local market how they use ai
That is it
some will have great use cases, some will not.
Refer those to ai consultants and get a recurring model set up for anyone who they close
I do mortgages for a living
At what point will homebuyers have AI agents do their preapprovals and the whole process for them?
Imagine
"Hi Alex, I am Zoros, an AI agent helping the Smith's buy their first home. Canyou provide the items you need for them to get a preapproval?
I talked about this on the podcast this week actually lol.
There was a time and place where the Barstoolification of sports media was refreshing, different, and funny.
It’s been overdone now for like 5 years. These are now 45-55 year old men “disrupting legacy sports media” by taking their shirts off and smoking weed.
It’s so fuckin lame, bring back some decorum in sports.
