Started a side project to price my own rentals. I manage properties in Memphis and got tired of estimate tools that guess, so I started tracking what actually happened: 2,405 rentals to the day they leased and every Airbnb calendar .. every night.
Then I kept peeling the onion. Every question led to another public record: what it really sold for, how long it sat, what the one across the street booked last month. Side project now has every Memphis address in it and a name: Property Priors. Accuracy graded in public, misses included.
Tonight I ran a $700K house through.. rent read came back $2,045 a month. Obviously wrong. Dug in: my data barely covers houses that expensive, and instead of saying so, it guessed. Dialed in the engine.. not enough data at this price point to give you a number.
A modeled estimate never finds out it was wrong. Mine does, every week, and it gets harder to beat each time. Thatβs the whole bet.
