One of my favorite things about commercial real estate, especially small industrial with a NNN lease, is the "three T's" (tenants, toilets, and trash) of residential/multifamily are virtually non issues.

Imagine if all the obsession and time spent on video games had been channeled into being obsessed with ownership of assets like commercial real estate, home ownership, businesses, stocks, etc. What would the world look like?
IMO the most underrated investment property type besides small industrial is RV parks. The RV parks I find have high cap rates, great cash flow, and typically very low maintenance.
