After Covid, we leaned in.
Being remote allows you to recruit the BEST candidates and expand beyond your own town.
It has many perks.
To be clear, this was not “hey, here’s a coupon.”
This was a full operating procedure.
Handwritten. Mailed. With notes. With a closing recommendation to take the family to Culver’s.
I have seen less documentation for mortgage underwriting.
Everyone says we could afford houses if we stopped buying lattes.
Meanwhile, retired people are out here mailing each other @culvers receipts like classified financial instruments.
My mom received actual physical mail containing handwritten instructions, coupons, validation codes, and a complete strategy for maximizing free custard through the survey economy.
This is not a letter. This is generational wealth transfer. 🍦📬
Then came the exhibits.
Receipts. Validation codes. Proof of concept. A self-sustaining custard loop.
The model appears to be:
Buy Culver’s → take survey → get free scoop → generate new receipt → repeat until the American dream is restored.
So yes, the housing market may be broken, but the Culver’s survey loophole remains intact.

The ROAD to Housing Act could help first-time buyers over time by boosting supply and reducing investor pressure on starter homes.
But affordability won’t change overnight.
Rates, prices, inventory, and down payment help still drive the monthly payment.

We’ve had one for the last 10. 3 different properties utilizing a primary conversion.
Current doesn’t cash flow but covers the payment with a cushion to cover the month left unoccupied.
Absolutely worth it.
Need to be careful or thoughtful when selling and consider capital gains.
Your lease end date? Your lender isn't tracking it — you have to tell them.

I have to imagine a lot of this is due to the people who got rates that were 3% and under decided to do a primary conversion rather than selling.
They are able to rent to a tenant for that low payment or slightly above, use the income for part of their new home, and build wealth.
