🇳🇬 Nigeria turns 66 today, and Assetrica turns one. 🎊
A year ago, on Independence Day, Assetrica launched as Assetrix. A few months in, we made the difficult decision to shut the product down because capital could not flow confidently into projects that could not be properly verified.
This video tells the story of what happened next.
Today, we are a governance infrastructure for real asset capital markets. Put simply, we give everyone involved in a project one shared record of the work done, the milestones achieved, and how the money was used. This helps pension funds and long-term investors fund the homes and infrastructure Nigeria needs with greater confidence.
To the ArchiTechs who helped rebuild this with us, and to everyone who believed in Assetrica early, thank you.
Here’s to a stronger Nigeria, built on records we can trust.
Happy Independence Day, Nigeria.
Happy first birthday, Assetrica.

🇳🇬 Happy 66th Independence Day, Nigeria!
Today, we celebrate our nation, our people, and the resilience that continues to move us forward.
May we keep building a Nigeria where opportunity is accessible, businesses can thrive, and every citizen has the chance to prosper.
Here’s to a stronger, more prosperous Nigeria. 🇳🇬
Happy Independence Day!
WHAT HAPPENS WHEN THE ONE PERSON WHO KNOWS EVERYTHING LEAVES?
The developer knows why the budget changed. The fund manager knows what was agreed. The trustee knows why that approval was delayed. The project manager has the WhatsApp messages, while one person has the spreadsheet that somehow explains everything. Then they leave. Suddenly, everyone is asking: “Why was this approved?” “Who signed off on this?” “What happened in March?” “Where’s the supporting document?” And the answer is simply, “Ask David. He handled it.” Except David is no longer here.
This is an underrated problem in real estate and capital management: institutional knowledge that lives in people is not institutional knowledge. A strong governance system should not depend on who happens to remember what happened three years ago. When critical decisions, approvals, evidence, reports and project milestones are scattered across people, emails, spreadsheets and WhatsApp conversations, the institution can lose its memory the moment the people holding that knowledge change. The people can change. The mandate should not lose its memory. Good infrastructure remembers.
That’s what Assetrica helps make possible. We create a shared, verifiable governance record that connects the people, decisions, approvals, evidence and milestones behind a capital mandate. So when people change, the record remains. The mandate remembers. Assetrica. Building the infrastructure for accountable capital.

Nigeria’s insurance industry has just taken a major step forward with recapitalisation.
But capital is only one side of the equation.
For insurers to confidently underwrite housing risks at scale, they also need reliable data on projects, developers, construction performance and property titles.
In a new piece published by PUNCH, our Founder & CEO, Mayowa Adeosun (@MayowaAdeosun_ ), explores the missing link between Nigeria’s newly strengthened insurance industry and the housing data infrastructure needed to unlock its potential.
The opportunity is bigger than insurance. It is about building the infrastructure that makes risk more visible, more measurable and ultimately more investable.

N16.2 billion was lost to property scams in Lagos and Ogun state in 2025. Approximately 500,000 land scam attempts were recorded.
The Lagos real estate market is not short of demand. The housing deficit is estimated at 22 to 28 million units. The problem is that buyers cannot independently verify what they are being told.
A recent guide identified five non-negotiables every buyer should demand before payment:
- A valid Certificate of Occupancy
- An independently verified survey plan
- Documented Governor's Consent
- Active construction insurance
- A verifiable delivery record
These are the minimum standard. In Nigeria, they are also the five points where verification infrastructure is weakest.
The market is responding. LASRERA maintains a register of licensed agents. Lagos State has a blockchain land registry. The federal government has proposed developer licensing and escrow protection. But the buyer making a decision today needs to know what to ask for now.

Nigeria needs more capital flowing into real assets.
But attracting capital is only the first step. The bigger question is whether investors can verify what happens to that capital from mandate to outcome.
Can they see how projects are progressing, where capital is moving, what milestones have been achieved, and what has changed along the way?
When that visibility exists, investors can make better-informed decisions and capital can move with greater confidence.
The next phase of Nigeria's real asset market will require not just more capital, but better visibility around it.

China Hyway has proposed 10,000 resettlement homes across Nigeria.
The opportunity is significant. But large-scale housing partnerships need more than capital and construction capacity.
They need a governance structure that makes capital, milestones and outcomes verifiable.
The standards set before construction begins may determine the success of the project long after it starts.

Nigeria’s REIT market is growing; assets, deployment, distributions and investor participation are all moving in the right direction.
But as the market expands, one question becomes increasingly important: Can investors independently verify what sits beneath the yield?
For institutional capital, governance isn’t paperwork. It is the infrastructure that creates confidence in how capital is deployed, managed and accounted for.
We explore what this means for Nigeria’s growing REIT market and why growth without governance can simply mean bigger exposure.

FMBN has launched its Diaspora NHF Mortgage Loan, opening a formal pathway for eligible Nigerians abroad to access housing finance for homes in Nigeria.
It is an important step for diaspora participation in the housing market. But access to capital is only part of the equation. As more capital flows into Nigerian real assets, the structures around that capital need to make mandates clearer, execution more visible, and records more reliable.
Capital needs a defensible structure.
Read our perspective on what this means for the wider real asset ecosystem.

Diaspora capital can move across borders.
However, for it to become institutional capital, it requires more than just a destination. It requires structure, governance, and a record that can withstand scrutiny.
Capital needs somewhere defensible to land. Read more about this here:

Nigeria’s housing market is entering an important phase of reform.
As the conversations around the National Housing and Built Environment Regulation Policy continue, the focus must move beyond introducing new mechanisms to ensure they deliver lasting confidence and trust.
Our CEO, Mayowa Adeosun examines the governance questions that will shape the success of off-plan housing reforms and the role stronger accountability can play in unlocking confidence among buyers, developers, and long-term investors.
The opportunity lies in creating the trust infrastructure that can connect homebuyers, responsible developers, and long-term investors to unlock more sustainable housing growth.

EPPPS is now live in Lagos State.
The Electronic Physical Planning Process System replaces manual building approvals with a fully digital workflow. Every permit application, construction authorisation, and stage certification is now processed through a single platform.
Apply from anywhere in the world. Track your application in real time. No paper. No physical visits. No manual processing.
The Lagos State Physical Planning Permit Authority processed approximately 18,000 applications in 2024. The state has set a target of 45,000 approvals annually. That scale required a new system. EPPPS is available 24/7 and compliant with the National Data Protection Regulation. A monitoring task force is in place to enforce compliance.
What changed, what it does, and what it means for the market. Full breakdown in the article: https://t.co/XEaar2szGP
