Your landlord cannot do half of what you think they can. That's exactly what they don't want you to know.
Most illegal evictions in Nigeria succeed for one reason, the tenant didn't know they could fight back.
Changing your locks. Throwing out your belongings. Telling you to leave with no written notice. These are not just unfair. They are illegal.
This post breaks down 4 myths landlords count on you believing and exactly what the law says you can do when they try it.
Know your rights. Use them.

Freedom Had a Price. He Could Not Pay It.
How access to justice gave Mr H a second chance.
The court gave him two options: Pay a fine and compensation, or spend two months in prison.
But there was a problem. He could not afford to pay.
So while others may have walked away, Mr H found himself in the Suleja Correctional Centre. His freedom was no longer determined by the sentence alone, but by his ability to raise the money required.
Through AWJAI’s intervention, the fine and compensation were paid on 3 June 2026, securing his release and giving him the opportunity to return to his family, rebuild his life and move forward.
This is why access to justice matters.
Because justice should not depend solely on what a person can afford.
Behind every case is a human being.
A father.
A son.
A brother.
A person with hopes, responsibilities and the capacity for change.
Sometimes, justice is not only about punishment.
It is also about fairness, dignity and second chances.

Imagine coming home and finding your locks changed.
No court order.
No notice.
No due process.
Many people assume a landlord can simply force a tenant out of a property during a dispute.
The law says otherwise.
A landlord cannot lawfully break into a tenant’s home, remove belongings, change locks or force a tenant out through self-help measures.
The proper way to recover possession of property is through due legal process and, where necessary, enforcement by authorised court officials.
Knowing your rights can make the difference between protection and abuse.

56 Detainees. 56 Lives. One Question: Who Is Watching?
In May, AWJAI, in collaboration with ACJMC, Citizens’ Gavel, NBA Nyanya & Karu Branch, NHRC, PPDC, Hope Behind Bars and DSN, conducted police oversight visits across Bwari, Ushafa, Kuje, River Park, Karu, Nyanya, Maitama and Utako police stations.
The visits were led by His Worship Nonye Okonkwo, Mohammed Munir Sani, Haruna A. Haruna, Abdulkadir Abubakar Jega and Musa Jobbo.
Behind every detention record is a person.
Someone waiting for a decision.
Someone waiting for bail.
Someone waiting for justice.
During the visits, we engaged with 56 detainees.
• 10 were charged to court
• 13 were granted bail and released
• 33 remain under investigation
These numbers tell a larger story.
Without oversight, delays can go unnoticed. Cases can stall. Rights can be overlooked.
Oversight is not simply about reviewing registers. It is about asking difficult questions, identifying gaps, promoting accountability and ensuring that no one is forgotten within the justice system.
Because justice should not depend on whether someone is seen.
It should work for everyone.
This is why police oversight matters.
And this is why we will continue to show up.

You Have 24 Hours to Leave!” Know Your Rights!
Many tenants panic when landlords make threats or demand that they leave immediately.
But fear and intimidation do not replace legal process.
Before you pack your belongings or leave quietly, know this:
⚖️ A landlord cannot simply throw you out because they said so.
🚩Changing locks without notice
🚩Throwing belongings outside
🚩Cutting off electricity or water
🚩Harassment and intimidation
🚩Forced removal without proper process
These are major red flags people should never ignore.
Too many people lose their homes because they do not know their rights until it is too late.
📢 Knowing your rights could protect you or someone you know from unlawful eviction.

What I Wish I Knew Before It Happened
Illegal evictions don’t always begin with force. They often start with small signs that are easy to ignore until it’s too late.
Here are some red flags to watch out for:
• Sudden pressure to move out without a proper notice
• Threats to “clear the place” without a court order
• Landlord refuses or delays rent receipts or agreements
• Unexplained changes in terms or demands for immediate payment
• Attempts to disconnect utilities to force you out
• Lock changes or restricted access to your home without warning
If you notice any of these, don’t wait, seek help, document everything and speak up early.
Share this so others know their rights and can protect themselves.

Instead, she was locked out without warning, explanation or time to prepare.
Illegal eviction is more than losing a space. It can leave people feeling unsafe, powerless and unheard.
Too many people suffer in silence, believing it is normal.
It isn’t.

What Is Illegal Eviction Under Nigerian Law?
Housing is more than shelter. It is dignity, stability and security.
Understanding the difference between lawful eviction and illegal eviction is one of the first steps toward protecting your rights.
A lawful eviction follows due process. Proper notice is served, the matter is taken before a court, a lawful order is obtained and enforcement is carried out legally. Illegal eviction ignores these steps and relies on self-help.
Due process simply means that no one should lose their home outside the protection of the law and the supervision of a court.
Disputes over property do not remove the obligation to follow lawful procedure.
At AWJAI, we remain committed to protecting housing rights and promoting accountability because justice must not only be written in law, it must also be upheld in practice.

Evicted Without Justice: Understanding Illegal Eviction
Illegal eviction rarely makes the headlines, yet it happens every single day.
People forced out without notice.
Homes locked overnight. Families displaced without a court order.
In Nigeria, eviction without due process is unlawful, regardless of who is involved. The law does not permit self help.
Today, it may be happening to someone else.
Tomorrow, it could happen to anyone.
Illegal eviction affects real people, real families and real lives.
Silence enables abuse. Accountability stops it.
This May, AWJAI launches a dedicated series examining illegal eviction, housing rights and the importance of lawful process.
Our goal is simple: to help the public better understand their rights, promote ethical legal practice and strengthen confidence in the justice system.
Join us as we explore what it truly means to uphold justice, not just in principle, but in action.

A 16-year-old wheelbarrow pusher should never have ended the day in detention.
During our oversight visit on Monday May 4 2026, we met a teenager who had finished work for the day, along with a local trader going about his evening. Both had been picked up over alleged curfew violations.
They were detained without clear explanations and without access to their families.
Thankfully, a magistrate ordered their immediate release on the spot.
But their experience raises important questions:
Were proper procedures followed? Were their rights adequately protected during enforcement?
When communication fails and safeguards are unclear, justice is put to the test.
This is why oversight matters.
Because no one should lose their freedom without accountability, due process and respect for their rigjts.
We will continue to show up.

Three (3)Things People Think Are Normal… But Are Unlawful
Some things happen so often, they begin to feel normal.
1. Being locked out by a landlord.
2. Police interference in tenancy disputes.
3. Detention without due process.
But these are not normal. They are violations of the law.
They persist because many people do not know their rights. And when rights are unknown, they are easily abused.
Knowing your rights is the first step to protecting them.
A just society begins with awareness. And Nigeria can only thrive when justice is accessible to all.

The visits were led by His Worship Nonye Okonkwo, Mohammed Munir Sani, Haruna A. Haruna and Musa Jobbo.

13 charged
5 released
5 still under investigation

One Decision. One Month at Risk. A Second Chance.
For Mr Y and Mr S, it was just another evening. Until it wasn’t.
A simple decision quickly turned into a legal situation when they were found with Indian hemp. Suddenly, they were facing the possibility of one month in prison or a fine.
It was a moment that could have changed everything.
Then intervention came.
AWJAI stepped in and provided timely legal support. The fine was paid, the necessary processes were completed and a custodial sentence was avoided.
They did not spend a month in detention.
Instead, they walked away with a second chance and a clearer understanding of the consequences of their choices.
Because justice is not only about consequences.
It is also about giving people the opportunity to learn, to change and to move forward.
We will continue to show up.
