@TheRealEstateG6 Would like to get the profit into multi family but only thing holding me back is I know zero about multi, where to find deals, how to price and how to set up this structure for property like a buisness to avoid major tax and run like a buisness.

I want to move property to an entity (property development co) so when I sell i can invest all profit and pay no tax. At top tax bracket with income so selling would eat around 25% profit to tax.
@gypsycityre@FilledWithMoney Things like seller financing and rent to own already exist with option to buy. In Australia you can use 30k from retirement ( if paid excess, lower taxed money) plus no stamp duty to purchase first home. I respect what you wish to build but lack of information is the real problem
@gypsycityre@FilledWithMoney No one built that as a personal residence. It was build by an investor to provide housing to the needs of the market. Like any buisness finding a need and creating a solution then profiting as people enjoy the service, product, asset. Anyone can do the same its a free market.
@DividendGrowth Loving the dividends content. Would you say that invested in realestate over a 30 year period that 1k could pull a higher return with amortisation, appreciation, rent hikes and tax benefits? I see dividends as dump large sums of cash but realestate greater leverage opportunity.
@PeterSchiff If the economy weakens we will use our tools! Our tools then cause inflation which we will then counter its effect with interest rates! Which we will then counter with more QE! Which we will then counter with hiking! After the economy is then broken we will use more . . .
@TheRealEstateG6 In Australia there is no 30 year fixed and I've seen quite popular to go 12% down with LMI in Aus re investing pages. Some bought 5 propertys in first year. Even in areas that are going up, interest rate climbing, yields declining, some are headed for trouble.
@SeanODowd15 What if you want to buy a primary residence, renovate and flip then pay no capitol gains tax? Yes ugly renovating while living there but saving a pond of flesh from the gov.
@Budgetdog_ What's the reccomendation? Leverage up debt with RE and margins? Buy indexes or divedend paying stocks? Look for buisness deals? Yes not financial advise just you're thoughts.

@TheRealEstateG6 Thankyou. Only realised being frugal gets you so far. 60h weeks at new job earning 220k aud a year for first time having more options to invest instead of trying to get by spending zero.
@Anon6117@MentalUnleash Disagree however if thats what you believe then it will be true for you. Set the destination you desire to arrive at and spend an hour everyday planning the path till the voyage is complete. Financial independence, certain income, certain position e.g leadership role.

Read full book. Then if you need to digest it start from the beginning and re read, take notes and after each chapter a summary in you're words. One page you're understanding and application of knowledge.
No point learning if its not studied and applied.
