Young RE Guys:
It’s much easier to find great deals when they’re smaller. 1-24 units or so.
That market is inefficient and big capital doesn’t touch it. That’s your chance to break in. You have mispriced and poorly operated deals everywhere.
Once you succeed in those little ones, I know you naturally want to go bigger. You have a track record and can probably put together a bit of capital.
However, once you get into 100+ unit
deals in better areas, you’re competing in a more efficient market against investors with more capital, a lower cost of capital, and better systems.
Margins go down. Risk goes up. Staff needs go up. Debt goes up. Impact of macro environment is far more pronounced.
It’s important to think about whether or not “going big” is right for you. There are real tradeoffs, and you need multiple competitive advantages for it to be worth it.
For some, the best play is being that skilled operator in the smaller deal sizes, owning that little market, and piecing together a couple hundred units without investors.
Very often, those guys make just as much as the big boy investors/syndicators with less/no investors, much less debt, much less risk, and more flexibility.

When I started this account somebody started supporting me like crazy and sharing it with their huge audience.
I had no idea why he was doing it.
I had never spoken to him.
He was a stranger that was helping me just to help.
When he found out I’d be in LA, he invited me to his home.
He’s a family man with young kids, and he and his wife just finished building their dream house.
As flames approached his family’s home, he frantically tried to think of everything he could do as he saw it was about to be destroyed.
It was not a moment of clarity. It would not be for any one us.

6. Herd behavior
If you want to perform better than the market, you need to do things differently.
Focus on wonderful companies trading at fair prices.

Witnessed the American dream in action today.
Immigrant family with a successful line of hummus products opened a brick and mortar location and restaurant.
Packed all day. Line out the door.
The family and employees were working hard.
Serving customers and preparing food.
I caught a glimpse of the patriarch standing in the restaurant.
Smiling from ear to ear.
Hugging people as they walked by and thanking them for coming.
It stopped me in my tracks.
It made me think about what his journey must have been.
What his parents and their parents likely endured in their lives.
Likely similar to my mom’s family in Israel and Yemen before that.
But here they are now.
Working hard, serving others, and being financially rewarded.
We aren’t perfect as a country. Far from it.
But there aren’t many places in the world where what I saw today is possible.
Work hard, take risks, and if you meet the market, be rewarded.
Made me so grateful to have won the genetic lottery and have been born here.
Days like today remind me just how unbelievably lucky many of us are.
Don’t waste your privilege. Do something with it.
