"3 Reasons you need a buyers agent"
1. Exclusive advocacy for your interests under Georgia law
In Georgia, a buyer’s agent working under a written buyer brokerage engagement agreement owes specific duties under the Brokerage Relationships in Real Estate Transactions Act (BRRETA). These include promoting the buyer’s interests, disclosing known material facts, exercising reasonable skill and care, and maintaining confidentiality as requested. The listing agent’s primary duty is to the seller. Without your own agent, you risk negotiating against a professional whose job is to secure the best outcome for the other side, which can result in weaker offer terms, fewer concessions, or less favorable contract language.
2. Expert management of Georgia’s due diligence period and contract timelines. Georgia purchase contracts typically include a negotiated due diligence period (often 7–14 days) during which a buyer can terminate for nearly any reason and usually recover earnest money if proper notice is given. A buyer’s agent helps track these strict deadlines, coordinate inspections, prepare required notices, and structure contingencies correctly using common Georgia Association of REALTORS® forms. Missing a deadline or mishandling notices after the due diligence window closes can put your earnest money at risk of forfeiture to the seller and leave you with limited options to exit an unfavorable deal.
3. Market insight, pricing analysis, and transaction coordination that reduce costly mistakes. An experienced Georgia buyer’s agent provides access to local comparable sales data, neighborhood trends, and realistic pricing guidance that public websites alone often do not fully capture. They also help coordinate the many moving parts of a Georgia transaction (inspections, appraisals, financing contingencies, attorney-led closings common in the state, and post-NAR written compensation agreements). Without this support, buyers more frequently overpay relative to true market value, overlook red flags in disclosures or property condition, or accept terms that create later financial or legal complications.
