@RealNam58912695@aakashgupta Because it looks real.
That's the whole point.
The one on the left is clearly a video game character, the one on the right is getting pretty close to passing RL.
@bubbamark73@trader_travis@AlboMP Ain't no laws against being a slumlord.
Also the right properties really don't need *that* much maintenance in 10 years.
@theyareaverage@EvanForge@tompanos Yep, people are buying right now too (it's not like nothing is selling). We are both using our crystal ball here anyway, let's meet back in 12 months and we'll give whoever was correct a pat on the back hey? ๐
@theyareaverage@EvanForge@tompanos Yeah well that's it isn't it ๐คทโโ๏ธ Will the government's approve enough land developments that they flood the market and lower land prices? Certainly nothing's changed in that department in the 3 months since budget. Somehow I doubt they will.
@EvanForge@tompanos Yeah it's a tough one, to me I feel like we'll look back on their period as a "good buying" time as we are still growing the population (mainly immigrantion) faster than we can build dwellings for everyone and as I said, "replacement costs" are only going up.
@EvanForge@tompanos And yet existing houses in much more desirable areas than Caboolture are selling for 800k to 1.1m, WELL below any replacement cost. The number don't stack up and I think the market will realise rhat once this "peak fear" phase passes. It doesn't take much to turn a market.
@EvanForge@tompanos The metric that makes me thing this "crash" is really just a stall is that building a house isn't getting any cheaper. A block of land within 40kms of brisbane is still 700k MINIMUM (Caboolture) building and "investment spec" 4 bedder is still minimum 500k finished. That's 1.2m.
@SpachusAus@MickMaker@TonyRosierX That's true, it's just your "facts" are kinda shitty.
Highest since 2022 is hardly something to panic about just yet. At *some* point in the last 4 years had to be the highest didn't it, it just happens to be now.
@OnSpeculator Lol this bowtiedstocks bloke is such a pussy little cuck.
I realise now why his shitty little comment section is such an echo chamber, question his stance once and he blocks you so he thinks he's "won" ๐คฃ
What a retard.
@Will_UKing@bowtiedstocks He's a bit retarded too. Changes his opinion on a dime, one week its "this is going to be the biggest property crash ever, people will be destroyed" The next month after things have dropped maybe 5%~ he's like "Times like these are when millionaires are made, it's an opportunity"
@bowtiedstocks@captainjujubean@RTuncks Mate some of your takes I can agree with but other times you are just a bit retarded.
Your current position is no one should ever use leverage to invest? Is that correct?
@thetruthmonkeyy@bowtiedstocks Yeah anything can "sell it's self", but agents *do* help achieve a high sale price. Sales people wouldn't be some of the highest earners in any corporation if it didn't work.
BTW, I'm not an agent or even in a related field, I'm just not a retard.
@bowtiedstocks Got an email from an agent spruiking a property price drop on the north side of brisbane. It's now listed for 100k lower than the LOW end of the valuation listed on the "high confidence* core logic valuation range. This is just one example obviously, but I haven't gone looking.
@rudiesbrother@BhagCapital@bowtiedstocks RBA's mandate is nothing to do with ensuring a stable housing market though.
If inflation is too high and we aren't at 10% jobless rate then they have no reason to drop rates to save house prices.
