Had a conversation today that reminded me why due diligence matters.

A gentleman bought a property FSBO… no questions asked.
He didn’t check flood maps, zoning, or restrictions.

Turns out it’s in the floodplain & still has a mortgage from the seller that the buyer has to fulfill.

Asking questions is FREE.
Mistakes are expensive.
