The deal to buy Leazes Terrace cost between £20-25m and offers a clever financial loophole for Newcastle United regarding UEFA’s strict Squad-Cost Rules (SCR).

The revenue generated from renting out the flats, student housing, and offices within Leazes Terrace will count toward Newcastle's football income. Meanwhile, the initial multi-million pound capital outlay to buy the buildings will not negatively impact their financial fair play standing.

​The acquisition was part-funded by a cash injection from Newcastle’s ownership group—which is 85% owned by Saudi Arabia’s Public Investment Fund (PIF) and 15% by the Reubens. The transaction was completed through a subsidiary property company rather than Newcastle United Limited itself.

​The deal includes the western section closest to the stadium, most of the northern and southern sides, and a portion of the eastern side. A section of the eastern side facing the Leazes Park tennis courts remains under private ownership.

While fans might assume this purchase means Newcastle has officially chosen expanding St James’ Park over building a brand-new stadium nearby, club insiders insist that a final decision has not been made. Both options remain firmly on the table.

Instead, The Athletic's article on this acquisition says that it is a strategic move to create "oven-ready options" for either path, which is moving past three years of slow-moving feasibility studies.

The purchase gives Newcastle vital flexibility in two ways:

🏟️ If they expand St James’ Park: The protected, listed buildings cannot be torn down, and the club intends to preserve them. However, because Newcastle now owns the properties, the legal "right to light" held by residents will no longer block plans to increase the height or width of the East Stand.

🏗️ If they build a new stadium: If Newcastle decides to build a new stadium on nearby Leazes Park, owning Leazes Terrace gives them a major say in how the current St James’ Park footprint is reimagined or redeveloped.
