Howdy all,
Want to give an intro as I start utilizing this platform more.
A year and a half ago started a real estate investment group with my college roommate. During conception we've had our first acquisition, which is currently outperforming projections.
Industrial Engineer by trade but turned into a deal junkie focusing on multi-family.
We target 20-75 unit 1980-2000’s vintage value add apartments in Central Texas and Indiana. Would love to pay a fee/give equity to anyone that brings a deal to us.
Been hooked in real estate since a young lad and look forward to building our firm to give investors a reliable outlet for alternative investment opportunities.
Cheers!
Two universal private equity truths I’ve learned from my DMs:
1. 90% of PE Vice Presidents dream of quitting to raise their own fund. Frustrated with their carry participation (or lack of).
2. 90% of PE associates are actively searching for an SMB to buy so they can quit PE.
Always crazy how mindsets can change depending on the rooms/people you surround yourself with. One moment Ill be proud of where I’m at and others I realize how little I’ve done. Both perspectives are great, and I look forward to scaling!
KPI’s are important to track so you know what your goals should be. For us to close our first deal direct to seller we made 2,319 cold calls. Now we know how many calls we need to make for the next one. Assuming this number will go down as we progress.
I have an owner/lead with a $15M+ portfolio, in January of last year he told me he was interested in selling it all. We met multiple times and I gave him a fair offer on his portfolio. He ghosted me, I’ve called/texted/emailed him 1-2 a month since and no response. Until yesterday, he finally responded and said he will give me a call when he gets back to the US. Are we on to something?
