2. Income 3x the monthly rent
3. Clean background check
4. No open housing court cases
5. Landlord reference
6. Employer reference

Squeezing every last dollar from a deal might feel like a win… but at what cost? 🤔 Sure you can get the max profit today but is it really worth it if it potentially burns bridges with brokers, sellers, partners etc? A quick way to kill your pipeline if you ask me

From first contact to close was about 7-8 months, direct to seller takes patience but the deals are great!
Any GPs out there include buyout clauses when raising funds? Anyone ever bought out an LP? Not something I am currently looking to do but I am interested to hear others experiences
