The 30y mortgage rate was last at 3% in Nov 2021. Since then homes in the US are up an avg ~20%. This means you could have bought a $500k house with $100k down and $1700/mo P&I. Today that house is $600k and requires $120k and $3400/mo (at 7.58%). If you still only have $100k and $1700/mo you’re now shopping in the $300-340k area.
