Seeing that SFH portfolios in midwest/ southern submarkets have better opex ratios than MF at ~=AUM. This is making a great opportunity for single-family as an asset class.

The caveat is the high upfront costs to access all of the capex & differed maintenance. What do you think?

As a CRE broker, I've seen a lot of ethically questionable housing and management practices. Rentals should be a safe space for families to thrive.
