It doesn't make sense to allow corporations to swallow up all the houses to use for STRs. There aren't enough houses to go around. Similarly, REITs should not be able to own one or two family houses. They are playing a similar misanthropic game with long term rentals.
Mom and Pop STRs renting out a spare bedroom is a lie. That's not what happens in New Orleans or anywhere - out of town money comes in and they evict everyone and rent out the whole spare neighborhood is what happens.

Dream for municipal politics: city council enacts blanket ban on STRs in all zones, no exceptions, existing STRs not grandfathered. Mayor's office hires people capable of using the internet to find listings and enforce the ban. Vacancy tax for owners of multiple properties.
