So true. They have a max offer they can pay, that's it. They will retrade a lot. We always made our offer with what we thought the reno would be based a lot of whether the roof and mechanicals are good. If that proves to be wrong we would retrade. During the covid frenzy we always retraded because prices were going up so crazy. 90% of the time there was room for a retrade to lower the price 5-10k. We would submit it with a cancelation or retrade offer, pick one. We always did it within the inspection period.

It's a game the listing agent and seller play sometimes. They are trying to get the highest offer. The house is worth what it is worth. Trying to create a false demand to drive the bid up rarely works. Inahbe bought thousands of homes. If a buyer over pays for a house that is on them, not the seller.
