@SMB_Attorney@danielcronauer We’re annual pass holders and that’s not actually true. Definitely full a lot of days but not every day. Otherwise they wouldn’t have their good to go days where you don’t need a reservation
@dig_deeper1 There are PM companies that nickel and dime every last thing, but most don’t. There’s pros and cons to being the PM and the landlord. We own our own rentals and manage for others so I see both sides of it.
@TheJSantiago Easier said than done, it’s our properties so I see and live everything and understand why days on market has double and rents have flattened or dropped and it’s still tough for me to swallow. Being just the owner would make that even tougher
Seeing more and more property managers relax their criteria slightly to get units rented. We haven’t evicted a tenant we’ve placed in over 3 years because we hold standards firm and high.
3x rent, 620 minimum credit score, credit and background checks, rental references
2018-2021 you could look at a rent roll and assume you could push rents to the highest rent or even more than that. 2022-today, you have to look at the most recent lease versus the highest rent and figure out if there’s gain to lease or not
@WillColeman31 Compared to 18-24 months ago it’s night and day. We used to just list a unit for $25-50 more than the last one and have an app within 2 weeks if not sooner. Now our DOM is 45 days and we’re having to drop rents sometimes or do concessions.
Efficient can mean fast and expensive, slow and cheap, but usually tough to get it done quick and cheap while maintaining quality. We never want to sacrifice on quality
Had to verify our business on google by shooting a video, very odd process and was annoying. The instructions were vague and still not sure if we did it right
Speed and efficiency of handling maintenance requests plays a huge role in resident satisfaction. Always apparent when we takeover for another company with a lower standard than ourselves
Don’t skip on at least annual preventative maintenance or property condition reports. Helps you spot small issues before they become big, and helps you know who is treating your property right and you want to keep long term
We’re 90% collected for our 3rd party clients if you include our inherited problem tenants, 100% collected if you exclude them. Across our whole portfolio we’re 96.7% collected or 98.55% excluding problems. We have one notoriously late payer still outstanding.
@WillColeman31 Basically the same, but no deal in FL comes close to penciling to that right now, so I’ve just been doing back of the napkin for the last 12-18 months
We’re not buying deals because some of our competition is buying deals with cap rate compression on exit, and I know this for a fact. They brag about it and justify it
