@Noahpinion It's mostly indoor malls + some outdoor spaces now. Lower level commercial hubs are not air-conditioned and integrates somehow with the streetscape much better. Higher end malls tend to have a very large indoor space and a small outdoor street

@vshih2 I think vacancy problems are way more severe in places like second-third tiers cities in China, but the States has the WFH issue while China never faced that thus the subway ridership as a “collateral” didn’t go down significantly (but is still going down
