I just published the 2026 edition of the Ultimate List of Coliving Places in Singapore.
I've been writing this list since 2020. Here's what five years of watching this market, and building inside it, has taught me.

🧵 A quick timeline:
2020: I wrote the first edition during COVID lockdown. 38+ operators. Total chaos. Beautiful chaos. Nobody knew who would survive.
2021: List grew to 38. The market was exploding. Everyone had a coliving brand.
2023: First shakeout. List down to ~32. I noted, half-joking, that "rumours were circulating that Hmlet might change things soon."
2025: @CasaMiaColiv (my company) was acquired by Cove Living. Coliwoo did the first coliving IPO on the SGX Mainboard. @tap_coliving listed on Catalist. Hmlet came back from the dead under @yoan_kamalski.
2026: The dust has settled. This is what's left and it's actually really good.
👨🎓Here's my personal 2026 take:
There are exactly THREE operators doing real coliving in Singapore. The rest are professional long-term rental with services (valuable, but different).
1. Cove: they inherited our @CasaMiaColiv community (yes, obviously biased) and made it bigger and better. Best overall product in the market. Full stop.
2. Figment: the only operator that genuinely gets community through design. Small groups. Heritage shophouses. Real curation. Nobody else comes close on character.
3. Hmlet: the original, reborn. My friend Yoan is back at the helm, backed by Mitsubishi Estate. When he says "Hmlet 2.0" is about technology + community — I believe him. He built the original. He knows what it takes.
Then there are the institutional scale players, professional operators, different product:
• Coliwoo: first coliving IPO on the SGX Mainboard. S$101M raised.
• @tap_coliving: 6 rooms to 3,422 keys. SGX listed. Absorbed Commontown along the way.
• @WeaveLiving: Warburg Pincus + BlackRock. Premium.
• Dash Living: pan-Asian operator (ex-Easycity), widest price range in the market from pocket rooms to premium serviced apartments.
Don't confuse scale with community. They're not the same thing.
Then there is a long tail of boutique operators. Two shoutouts I have to give:
• WExpats: running one of the most authentic community-first operations in the market since 2014. Under-talked about. Deserves more credit.
• Hei Homes: boutique, yes, but also unique!
💪Three things the market taught me that operators don't love to hear:
1. Technology is now table stakes. When I was building Casa Mia, we were building automated billing and smart lock integration from scratch because nothing existed. Now it's the baseline. Not the differentiator. The baseline.
2. Community is the easiest thing to claim and the hardest to deliver. Every operator has a community page. Three of them actually have community.
3. The regulatory environment is actually a feature. Singapore's strict URA rules — 90-day minimum, 8-person cap — that I used to complain about as an operator are the reason this market is as professional as it is. They pushed out the corner-cutters and created a floor of quality.

AI is generally a net positive for CRE demand overall, acting more as a growth driver (through productivity gains, new infrastructure needs, and economic expansion) than a pure substitute for existing space.
