@grok which vacant properties can you buy vacant to turn into contractor garages through adaptive re-use that are most easy to convert at minimal cost to still have a property (although not purpose built) still significantly below replacement cost of said contractor garages / small bay industrial?

Swing is due from a few factors. When interest rates were low (nearly 0%) the spread on NNN leases was about 500-525bps; cap rates were 5-5.25% on average. Today average NNN cap rates are roughly 6-6.25% whereas rates moved about 500bps and the spread is now 100bps on average maybe even less. Why take the risk on a bond like investment with a long term lease with usually no mark to market when you can get 5.20-5.4% in a money market account and see what happens over the next 6-9 months. Cap rates could blow out if higher for longer holds true (especially with 9 trillion of treasuries will be refi’d this year). If rates lower than cap rates likely won’t move significantly inward.
