@joshkadkins It also depends on how well you qualify leads. Anyone can call or fill out a website form.
I have a very high closure rate but probably only pursue 10% of my leads. I know that a majority that contact us aren’t a good fit so I don’t bother trying.
General contractors is a different topic.
In most cases the owner has already selected an architect and is locked in when the bid package goes out. They are the ones that ultimately lose out and the good architects have the real world experience.
I’m just telling you my experience after working with 100’s of architects and owners over a couple decades. The good ones have experience actually building and understand “real world” means and methods.
The ones that don’t tend more draw something that is more costly and has a higher probability failure.
I’ve battled with plenty and really it all came down to them not having “real world” experience.
@jonbrooks Now buy that house and do the math in 5 years, then 10 years and so on.
I have a I’m selling for 460k that I paid 290k for in 2019. Have been renting for 2400.00.
All these posts just assume the first year math.
@jonbrooks Yea these property owners are doing gods work providing cheap affordable housing to the masses.
It’s a shame they can’t just buy them all so everyone can rent and save money.
You can invest in S&P and steaming pile of shit and still live an amazing life as well.
End of the day the Ponzi scheme known as bitcoin is slowly coming to an end.
The only thing you can do with it is buy it or sell it, that’s all I need to know.
It’s like collectible cards at this point.
@BrettLeisure Lots of errors in that message but yea you get the point.
Yea it’s reliable still and I honestly don’t see the point of buying something new until it starts having problems.
@human_xxoo If you haven’t made money off Tesla stock you’re a complete moron and should not be even mentioning stocks at all.
I mean just two years ago it got down well below 200.00.
@Scottharve95172@contractorkeith I agree, I don’t finish botched jobs.
I get those calls where they ran person off but “think” all the material is there.
It’s just mess and pain to deal with.
@Scottharve95172@contractorkeith You can spend a lot of time and resources pursuing a lawsuit while you sit with a mess for months/years.
There’s also high chance after winning a lawsuit they can’t pay so collecting could not even be possible.
I do agree with what you’re saying though.
@LowCountry_GC They are completely different animals all together, not even remotely close.
It’s very difficult to do both competitively.
There’s a reason you don’t see high end GC’s doing small projects.
The car buying experience is a complete joke from start to finish across the board.
I have a 2015 Ram truck with 240k on it that I probably would have traded 5 years ago for something new if wasn’t for the hassle of a dealing with dealership.
The ford employee plan has always struck me as odd. There’s two big ford plants here and everyone always talks about the “Johnny works at ford and he can get you the c plan” or some variation of it. 😂
