Got a furnace inspection on House 1 today for the first time since my contract inspections, and it looks like I am going to have to get it replaced...

Learn from my mistake and have a certified HVAC technician do an inspection.

@Thefrugalgay11 It’s 17 years old… how much should I throw at repairs before I replace? $9k to replace it, and my smart thermostat is showing today that it’s not heating the house in the middle of an early spring cold.

I’ve got MTR tenants in it, and thankfully they already have space heaters.
