Using a loan (like a mortgage or something slightly more exotic that allows you to buy all cash upfront but refinance later) is likely a more straightforward way to buy a home without selling shares and incurring the capital gains today. Or selling shares and incurring the capital gains. Or there may be some synthetic way to structure this sort of proposed transaction that’s mentioned in the real estate listings, but now all the parties are taking on some pretty substantial risks
