@FrankfortDarryl This is one of our premise of what we do. We are building a $6m home in Caledon on spec- truly custom 1/1. For those who don’t want to spend 3 years of their lives planning/building. We sold our last two for $4m and $4.5m. We’ll continue to build bigger/better-$7m in ‘27 🤞

@JulieChangRE I’m not calling anybody dumb or saying you have to like the design. In fact I said the opposite that design doesn’t have to appealing to everyone. However just like the video you posted- this home won’t be appreciated by the masses because they can’t see past the initial theme.

@AustinTunnell How do you handle insulation details? Does the wall get preinsulated? How do you handle the rain screen behind the brick? So many questions! Unless this is not a building- then ignore!

@SunShakSunday I would love this up in Toronto. Finding hard money loans up here is so much harder than in the US. Leading environment is controlled by our major banks

@MattSpoke Limit development charge spending to infrastructure only- any unused funds from the previous year used to reindex the development charge rate in the subsequent year. Will never happen because towns use dev.charges to prop up other parts of their budget.

@DevaniAlkarim @ReconveneLA Hey! I think we desperately need something similar in Canada. I’m building high end spec homes outside of Toronto but I would love to learn more about gentle density and how things pencil in different parts of Canada.

@GrulkeLamonte We recently ran this system in one of our homes ourselves. 10 G6 cameras, 6 wifi access points, hardwired cat6 tv locations in each room of the house, a viewport for the main tv, run back to 24 port UniFi switch and powered by dream machine pro. Cost us about $9600 in parts.

@NotaliaMateo Because they got caught trying to game/cheat the EV credit system. They claimed something like $43 million in the span of 2 days to try to scoop up all the remaining money in the rebate program before it closed. They committed fraud- currently under investigation

@aussieflya @CarolWalshReal1 It’s an lg washtower- it’s not really stacked. Single unit with controls in the middle. We’ve put pairs of these in some of our luxury builds- we can put x2 in the same of one conventional set

@GrulkeLamonte We just did a Ubiquiti camera/networking/entry system in our latest high end spec build. 5k material cost, 3k labor (own our employees/internal comp. cost)
If we were to use automation company- we would be over 20k.

@Flipping_SFR Was spec’d by our interior design teams quite a bit last 5 years. Trend started to die off last year and I’ve only seen one designer use it in our quote packages in 2024.

@ShannonJean Try and get a ToTo- yes it’s more expensive in the short term but failure rate is super low. We put them in all of our homes- I think we’ve had 1 problem with a ToTo over the hundreds we have put in. Especially something like a rental that will get abused

@GrulkeLamonte Figured you could probably get cost savings/economies building 10 at a time and lower the cost as well to keep them affordable.
