PSA has agreed to acquire National Storage Affiliates in an all-stock deal valued at approximately $10.5 billion.
The combined entity will control roughly 327 million square feet across nearly 4,600 locations.

PSA didn't wake up one morning and decide to buy NSA. Two weeks ago they partnered with Welltower to build data science models that compress the acquisition evaluation process from months to weeks. Then they immediately deployed that capability on a $10.5 billion target. The Welltower partnership wasn't a press release — it was the opening move.
The partnership brings together Welltower's data science-driven capital allocation expertise with Public Storage's operational, pricing, and customer analytics capabilities.
What this means if you're a developer or operator:
The margin arbitrage alone tells the story. PSA runs 78% same-store operating margins. NSA runs 69%. That 9-point gap across 69 million square feet is where the real value creation happens — not through adding units, but through applying PSA's digital-first revenue management and dynamic pricing to an underoptimized portfolio. They're projecting $110-130 million in annual synergies at full run rate.

Great day at the course well known as Joel Dahmen’s home club. Known for fast play and good times, it did not let us down.
Andy Staples just finished a $10M renovation that has brought new life to this great course. It’s a lesson on how to get the most out of a property.
The greens and surrounds are the highlights. Wicked small targets with great bunkering and treacherous fall offs make it a second shot course. Get short sided and you will be happy with bogeys.
The course is mostly flat, but has some surprising land movement that is used really well. For a course surrounded by homes in a seemingly flat area, it is incredibly varied.
The tee on 10 and the finish on 18 both take place right by the outdoor patio. On a busy weekend you might find an audience! Really cool setting.
Overall just a really fun and challenging course and a great club. The kind of place you’d love to be a member.
