@tanpukunokami Unfortunately, I think it is quite similar in many other countries as well, not just in Japan.
Although in some places, they waive the real property gains tax if you can prove that you have lived in the house for several years, so you don't pay tax when you sell.

You skipped the holiday. Canceled the trip. Didn’t buy the new phone. Packed lunch every day. Saved every spare dollar. And inflation quietly made sure it didn’t matter. Discipline is supposed to be rewarded. In this system discipline is just a slower way to fall behind.

A friend of mine was in Norway where a group of tourists came to shore from a cruise ship and an American got really pissed off because he couldn't pay USD cash at a local store. Kept arguing condescendingly "look, look, this is MONEY!".

You can choose to pay in either the local currency or the currency of the bank's domicile, and they will then do the forex conversion in the backend.
Rocking up with a wad of USD cash is a different story.
