Great has been the journey of walking side by side with you. And so today, on your 78th birthday, is a gift to me, to have the world join me in doing what I have spent 58 years doing: celebrating you.

With you, the weight of the assignment has always been a lighter cross to carry. Our two have agreed, and so our walking together has been of divine stride, a race continuously illuminated, step after step, decade after decade. My path shines brighter because I walk it with you.

Many people know you as Mummy G.O. I have the privilege of knowing you simply as my wife, my friend, and the person who has stood with me through every challenge, every victory, and every assignment God has given us. I have watched you give strength to others even when you were tired yourself. I have seen your quiet sacrifices, your compassion, your wisdom, and your unwavering trust in God. Those are the things that make me thank God for you every day.

Our children have been blessed because of your love. The family of God has been blessed because of your devotion. Countless homes have been strengthened because you answered God’s call with all your heart.

Seventy-eight years of your life, fifty-eight years of them beside me, and still I find new reasons to thank God for you. You have been wife, counsel, and companion in every sense the word was ever meant to hold.

As you celebrate today, my prayer is simple. May the God whom you have served so faithfully continue to uphold you. May He surround you with His peace, fill your days with fresh joy, strengthen your body, renew your strength, and continue to satisfy you with His goodness. In farming communities, you don't have to break the bank to protect yourself from mosquitoes.

Steps

- You need coconut oil and a handful of Cloves

- Pour the cloves in the Coconut oil and leave it for at least 3 days.

- On the 3rd day, shake very well

- When you want to sit out with your family, you can rub the oil all over your exposed body areas or if you think mosquitoes are in your room.

- No mosquito will dare come near you!

If you save ₦3 million every month to buy a house of ₦180 million, it will take you 60 months (5 years) of consistency to raise the money.

By the time you are ready to pay with your ₦180 million, the value of the property of equal standard would have gone up to AT LEAST ₦230 million.

Sadly, this is what most people are doing.

They have a long-term savings plan for a project in ways that only depreciate their hard-earned money.

If a well-trained realtor tells them to buy a genuine land (inside bush but in an emerging location) for ₦3 million, they will say that they prefer saving ₦200,000 monthly so that they can get one inside the city.

Guess how much the property is?

₦50 million for a half plot of land.

By the time they save ₦200,000 monthly to get up to ₦50 million, the value of the property they were eyeing would have increased to ₦70 million.

Before they save up to ₦70 million again, the price has gone up to ₦100 million.

If they can’t wait any longer, frustration sets in and they are forced to throw their business capital into purchasing an empty plot of land.

This is not a wise decision at all.

You don’t use your business capital to buy land, except you are into land business.

If you want to buy land, do it with a fraction of your profit.

I want to show you what a financially savvy person would do if they want to invest in real estate without tampering with their business capital.

Instead of saving ₦3 million every month for 60 months, use that your ₦3 million to buy at least one genuine land in an emerging location every month for 5 years (60 months).

In 5 years, you would have acquired 60 plots of land in different locations (cities) and from different reliable real estate companies.

You can narrow it down to 3 to 5 plots per estate and city.

Since real estate is not a fast-liquidating asset, you can give yourself 365 days of consistent marketing to sell off 55 plots of the land while you reserve 5 for yourself.

If you sell each plot at an average price of ₦5 million, (which is impossible because some would have risen to 5X or even 10X) you will have ₦275,000,000 (₦5,000,000 X 55 = ₦275,000,000).

With this ₦275,000,000, you can get a property of ₦230,000,000 in a choice location and still have 5 empty plots of land worth at least ₦25 million and ₦45,000,000 raw cash.

All of these you will achieve without touching your business capital.

This is a straightforward way to explain LAND BANKING.

When you b e a t inflation and poor savings culture through land banking, you can invest the proceed into other fast-appreciating real estate assets that are more capital intensive.

Investing in real estate is not supposed to cripple your business if you approach it with a solid plan and strategy.

Real estate is a good hedge against inflation and a profitable investment plan if you know what you are doing and you are working with the right person.

Don’t do it just because you can afford it; if not, you will either regret it or you won’t get the best out of it.

I got SKAMMED

Atanda, i never knew i could get skammed like this, after spending over 600k.

Here is what happened sir.
I applied to Certificate of Occupancy for my Land and luckily for me, everything went smooth and my C of O came out successfully, but the major problem is that the C of O did not carry 99 years Validity as it should be.

They skammed me and gave me only 28 years.

Atanda, what will i do with 28 years after spending such money to get C of O

I doubt you got skammed.

Many people assume all C of O is 99 years.
But that's not correct

We have different types of Certificate of Occupancy in Nigeria

1. Residential C of O

This is the one that comes with 99 years of Validity

You will get this one if the area you bought land is a designed as Residential area by the State Government

2. Agricultural C of O

You will get this one if the area you bought your land is marked as Agricultural zone in the landmark of the State

And it last between 25 to 28 years only.

3. Industrial C of O

This is what you get if you bought in area the State Government marked and zoned for Industries

The C of O last for 35 years

4. Excision

This is when State Government gives total ownership of a Land to a Ruling Family in the village

That one doesn't have expiry date

5. Commercial C of O

For area zoned for business like Tradefare, alaba, ladipo

The C of O Last for 50 to 99 years

From the Look of things, it seems you got Agricultural C of O

Kindly take another look on the C of O giving to you

You will see something like

TO HOLD unto the holder for a term of 99 years for the purpose of. or to be used solely for Residential or Agricultural purposes.

Thats where you will know the type of C of O you got sir

If na farning

I will advise to create small space on your land for farming so you can claim your building is farm house when Government comes to do anything in that area.

Red Flags When Buying Land in Nigeria: Don't Fall for Document Delays.

WHAT SHOULD YOU DO IF A POLICE OFFICER JUMPS INTO YOUR CAR?

A follower asked:

"I was driving and made a turn where other vehicles were turning. A police officer suddenly forced open my car door, jumped into my vehicle, started dragging the steering wheel with me, and later took me and my baby to the police station. After much pleading, I was asked to pay ₦20,000 before my belongings were returned. What should I do if this happens again?"

LEGAL ANSWER

First, for safety reasons, do not struggle physically with an armed police officer, especially while the vehicle is moving. A struggle over the steering wheel can cause an accident and endanger lives.

If a police officer stops you:

• Remain calm and cooperate peacefully.

• Ask respectfully why you are being stopped.

• Request the officer's name, rank, and station if possible.

• If you believe you have committed no offence, state your position politely and avoid arguments on the road.

• Where safe and lawful, record the interaction or take note of witnesses.

• If you are taken to a police station, ask to know the offence you allegedly committed.

Do not offer or agree to pay money on the roadside or at the station to secure your release.

Under Nigerian law, police officers are not permitted to extort money from citizens. Any demand for money not backed by law may amount to misconduct and can be reported.

If you believe your rights were violated, you may:

• Petition the Divisional Police Officer (DPO).

• Report the matter to the Police Complaint Response Unit (CRU).

• Petition the Police Service Commission.

• Consult a lawyer to seek legal remedies where necessary.

Important Note:

A police officer cannot lawfully punish you simply because he suspects you committed a traffic offence. The law requires proper procedures to be followed.
