@MattLismore The real remaining argument for commonhold over reformed leasehold is eliminating forfeiture risk and freeholder consent fees. Both legitimate. But they're not what's driving flat values down in Wandsworth.

@MattLismore Ask anyone in Toronto how that goes. Condo corps are commonhold in all but name. You still get exorbitant fees, underfunded reserves, and buildings captured by non-resident investors who can't be bothered to show up to an AGM. The problem is collective action failure, not tenure.
