Housing law is an opaque thing at times. The #RentingHomes (Wales) Act is a success story in that regard. Complex it may be but it’s main points are clear to the legally competent. There appears to have been a compliance mishap by a minority of social landlords re: #ffhh
@ArchRose90@STILLTish When I used to run, I didn’t particularly like the route from my house, so I drove down to the seafront. It was more inspiring and took my mind off the pain
Yep - councils all across London spending millions to fund private landlords and temporary accommodation providers. We need rent controls and council houses!
@danwilsoncraw Well considering Welsh government has broken its promise to end no fault evictions (Welsh Labour conference 2017 I believe ) it’s something they should consider quite seriously I feel
If the White Helmets were actually civil defense, Israel and the US would have slaughtered them just like they do in Palestine.
White Helmets are an MI6 cutout, founded by a British army officer and spy, and based in Turkey. They made atrocity porn to turn public opinion against Syria and some their members are even on video taking part in Al Qaeda executions.
@ActionShac Yes, good result. Bracing for appeal and further spurious argument to ensure they can avoid refunding tenants who paid rent that wasn’t lawfully due.
Inevitable given the stakes, but while the judgement seems to favour tenants, there’s still a danger the outcome won’t.
Interesting to Welsh courts ruling that tenants are entitled to withhold rent when landlords fail to comply with their legal obligations.
You can hear the terror of the whole housing association sector in response. Loss of rents - not pathetic fines - is what will force change.

This case will be a serious indicator of whether lessons have been learnt from #Grenfell.

In this case, the question is asked whether there will be consequences for Welsh landlords who haven't complied with electrical safety requirements. The only meaningful consequence is a refund of rents. Money talks.
@SkylineSwansea It shouldn’t be. Leave Kilvey hill alone. Not only will it ruin an untouched ecologically diverse environment (of which there are few left) it will also be a commercial failure.
Thanks @Holly_JoyB and @Independent for covering this hugely important crisis in social housing, and inviting SHAC to comment.

This situation will only get worse now @RachelReevesMP promised social rents can rise 1% above inflation every year for the next 10 years. If more & more people just end up in debt to their landlords, this is not a financially sustainable model.
A rethink of public housing is now long overdue.
What really happens when social landlords can increase social rents above inflation is not that they suddenly start building loads of new low cost housing as they claim they will, but that loads of people fall into rent arrears. This is a bad policy with disatrous consequences.
Kilvey Hill in Swansea a well-loved urban green space. But I've had many local residents contact me who are concerned that a development being part funded by Welsh Government could “trash” it.
I was glad I made Gov't realise the importance of this issue
#KilveyHill@Save_Kilvey
New council houses are eligible to be sold through Right to Buy at a discount just 3 years after they are built.
The problem with RTB is not solely that councils lose social housing stock, but it acts as a huge disincentive for councils to build more.
@HF_LawCentre Very sad news. Thinking of all family friends and colleagues who’ll miss Simon greatly. I met him once on an online training course, he really was very intelligent, friendly and kind person
@andy_murray Brilliant. No match was ever lost even at 2 sets and a match point down. Literally the best fighter the game has ever seen. Winning a few slams during the last decade imo makes you far and away the best player of this generation, not counting those 3 who Must Not Be Named

Here is a screenshot of the guidance mentioned in the quoted tweet. Far right relates to those who’s tenancy agreement began before 1 Dec 2022
#2 The Fitness for Human Habitation (Wales) #Regulation is very clear. Tenants (contract-holders) must be given a copy of their electrical safety report. It’s very clear that, if a #tenancyagreement states no rent is due landlords don’t comply, then NO RENT IS DUE! #housingrights
Yet more @WelshGovernment guidance, issued in March 2022 (long before the Act came into force) that makes it very clear that landlords must give a copy of the electrical report to the tenants, including existing EICRs for converted contracts https://t.co/AVhfFgzYpO
