Really enjoyed chatting with @stockspinoffss about Topgolf, Callaway, and $MODG. We dug into the Topgolf sale, capital structure, what the 40% stake really represents, and how the core golf business looks from here. Always fun to talk golf and investing at the same time. https://t.co/H3t4nOJrxe
$SPHR - Financing package for DC Sphere was approved 8-0. Should be full speed ahead. Earlier this month, there were concerns about the lack of progress surrounding the development. This should alleviate these concerns. https://t.co/y3JG1XCulU
$FPH - Delaying land sales into 2027 should be the least surprising news. Major news at Candlestick: the groundbreaking. My big concern: if they're delaying sales + embarking on SF + diesel through the roof, how are they viewing the health of the B/S? Not good that the creme de la creme Great Part, has to delay sales. Can only guess what that means for Valencia. Tetra Tech lawsuit is still outstanding and would be a nice win for the company if that can get resolved.
I'll give my anecdotal comment: When I went out there and visited a month ago, I toured some Tri Pointe Model homes. I received several calls since I went through them about purchasing a home. When I was out there 2 years ago, they never followed up. Could be a sign of better management, or that they are trying to get anyone to buy.
I agree with don't see just to sell. I always struggle with: take a haircut today vs. hold onto non-income (cash-burning) properties, and what is the true roi by holding is.
@macwalter_ Tried it myself and it works great. Lots of updates in the pipeline as well. Worried about a late injury that causes you to lose your matchup? Here’s your solution

@Zerosumgame33 If the base oils pricing environment holds 12-16 months, $CLMT puts up 4-5 straight quarters of GAAP profitability, even absorbing the noncash RIN accrual- checks the last box of the S&P index eligibility checklist.
The index math at today’s $4.2B market cap: S&P 600 inclusion = ~0.25% weight = roughly $300m of forced passive buying, 3-4 full days of ADV.
If the stock keeps working and it enters at a $9B cap instead ($80-$100 stock) it goes straight into the MidCap 400: ~$450m of gross passive demand.
