Roofs & Insurance:

There's a lot of buzz about Roof age & insurance.

It's becoming increasingly more common for roofs to be covered on an Actual Cash Value (ACV) Basis and NOT Replacement Cost Value (RCV).

ACV = RCV - Depreciation

The below is a fairly accurate depiction of useful life based on age and roof surface material.

You will see these forms be rolled out market wide in policies.

Note: There are different version of this forms depending on state & carrier. Many do have 30+ depreciated down to 25% for Composition & All Other

AM Best is a rating agency with a focus on Insurance Carriers.

Aside from rating the credit of an insurance carrier, they also rate the financial stability - that is the ability for a carrier to pay out its claim obligations from its insureds.

Often, loans (mortgages, lines of credit) in addition to service agreements and statutes, will require an insurance policy with a minimum of an "A-" AM Best or equivalent rating.

Typically you find discussion around this in the commercial space, as many insurance programs for businesses may not have a rating.

In the personal lines space, homeowners included, it's rare to have to think about it (unless you're in a high CAT area). The national insurers (Travelers, All State, Geico, etc.) are all A Rated and noones thinks twice.

State Farm's State Farm General Insurance Co. being downgraded to a "B" from AM Best sheds light on the state of the market in certain geographies.

There is a real impact to the $3,500,000,000+ (thats billion) dollars in insurance premium and the insureds (customers).

They will probably need to find a new home for their insurance.

I wouldn't be surprised to see a few others receive downgrades in the coming weeks/months.
