I love Northwest Arkansas. But I think Arkansas capital that wants traditional real estate investing: buy-and-hold, doors that cash flow, should be looking hard at Tulsa.

Here's the case:

→ Entry price is still real. Metro values sit in the low-to-mid $200s, sub-$200K single-family genuinely exists, and price-per-foot runs low. NWA crossed that line years ago.

→ Rents support the price. At Tulsa's basis, the cash-flow math actually pencils: affordability plus a real rental market means workable rent-to-price ratios.

→ Stable, not frothy. Appreciation has cooled to a healthy single-digit norm. ~2.7 months supply, selling near asking. You're not betting on the exit to make the deal work.

→ Durable demand. A metro of 1.1M, growing ~1%/yr, diversified across energy, healthcare, aerospace, and a real manufacturing surge, low unemployment;.

NWA has been a great appreciation story. But appreciation isn't yield. For investors who want the numbers to work now in 2026, Tulsa is where they still do.
