How I Helped My In-Laws Borrow Their Way To Retirement

Around 2019 my in-laws were having a cashflow problem & worried they wouldn't be able to retire. This didn't make sense to me, as they were earning well over $250K/year.

Turns out they had significant credit card debt with an average interest rate of 12%.

But I had an idea.

They had approximately 50% equity in their home & mortgage rates were roughly 4.5%. So I made the following pitch to them.

I would execute a cash-out refinance on their home. Then I would use the money to pay off their credit card debt, effectively swapping an 12% interest rate for a 4.5% interest rate.

Doing this would immediately save them approximately $2K/month.

And because I refinanced their home with a 30-year fixed rate mortgage, their monthly mortgage payment would be roughly 90% interest, which is tax-deductible.

This freed up an additional $500/month.

Finally, in November 2021 I refinanced their mortgage again. The rate & term refinancing took their mortgage rate from 4.5% to 2.75% .

This saved them an additional $600/month, bringing the total tax-free savings to $3,100/month, akin to receiving a salary increase of $62,000/year.

Because of this, they could retire without worrying & I no longer have to listen to my mother-in-law complain about money 😉

What you shared didn't actually say what you're saying. It says that for patients on pre-existing treatment for hypertension with 2+ antihypertensives, the addition of tadalafil doesn't seem to improve BP over placebo.

This is a perfect example of why so much research data is effectively meaningless, bc of the presence of multiple confounding variables.

Could just mean some of the pathways the other antihypertensives affect are already maxed out (like in many drugs with a ceiling effect)?

If so, it would make sense if tadalafil had no impact for those on concomitant antihypertensive treatment.

Could make his wife feel legitimately neglected for 10+ years but she remains loyal bc he promised to retire by X date & he IS Tom Brady

But when Brady reneged on his retirement, she is livid bc she feels betrayed & it's the final straw where she says enough is enough

And even though most women would have stayed, Brady didn't have that leeway to be entirely self-centered bc Gisele is of such high status herself

Like none of that could possibly cross your mind to make Brady (not female nature, hypergamy, whatever) being at least 50% culpable in his divorce?

TBH if they're asking for approval that's the biggest red flag that they're NGMI

You live in Miami so no way you don't notice the rich dudes 40+ SPRINTING through under-30 baddies on a perma-generational run

But directionally you're right, 90% of guys I know doing this are in Miami and:

-affluent ($25K+/month after-tax)
-in-shape
-at least somewhat charismatic

You know it's funny you say how this process works bc it's so similar to when I'm writing as a private equity real estate GP.

Like when I'm sending my sentiments/thoughts on market conditions, upcoming investment opportunities, biting cultural commentary on things like Tinder, etc

Normally you'd think the absurdity of certain parts, the borderline inappropriate jokes that inevitably come up from me speaking out loud extemporaneously & getting the transcript

And that's when I see I had been referencing Shane Gillis' brilliance, why every man should be on TRT + retatrutide, the absurdity of claiming UFOs aren't real, etc.

Normally one would think it makes the emails inappropriate to send to my investor pool.

But I recently checked analytics and I had insane open & forwarding rates, probably specifically bc it wasn't dry financial BS like they get from other GPs

Thing is, when buddies/other GPs are like

"Hey how do I write like this?"

I'm 6'1 and like a moron for years I just ignored my height as an attribute, not caring to use it intelligently

(same way I coasted on being skinny fat but handsome bc I thought it was irrelevant until I got on TRT/fixed my diet/got on reta...hit 12% BF...then knew I REALLY fucked up)

I'm 6'1 and saw this girl at the bar, had to be 6'3 in heels and she was SO sexy. Literally just hanging with her friends, idk if a single dude walked up to her before I did.

The girl's eyes LIT UP when I said "hey I think you're really attractive" & she ACTUALLY blushed which paradoxically made my heart ache bc I'm like:

"this poor girl actually thinks she's undesirable" 😢

To this day not sure I've ever met a girl who had a higher score in terms of "hotness points" + "kindness points"

If/when I find myself single again, I'm going to be smarter than I was before & not just ignore my height bc it's a non-issue.

I'm going to WEAPONIZE my height by targeting much taller girls, like girls my height when barefoot & 3 inches on me in shoes

Bottom line: there are a very small percentage of women like this but it doesn't matter bc I'm going to be competing with LITERALLY NOBODY
