There are great online tools being constantly developed and improved that are used by RICS surveyors. Before buying, always insist on your own independent RICS survey and maybe ask for their valuation for reassurance.
@LondonMoneyFS The market value would clearly be affected if the lease has reduced to a point that a lender no longer sees it as suitable security. Cladding issues or increased service charges will also have a big impact.
@Mel_LawrenceLaw@moving_charlie Be careful what you’re advising your clients to do. Keep to Conveyancing and not advice on future house prices as your 40% drop forecast is not factual and certainly not supported by professionals.
@George_Nixon97 How many people used the scheme because the advice was it’s a free deposit for five years and you’d be financially better off than using your own money. This advice for quite a few left them out of pocket when values increased. Great scheme for most people who needed the help.
@ThomasMorrisEA @EAToday I agree, it’s the word vital that’s not right. Some estate agents might offer useful feedback but I would assume as they are in the selling game they might have a slight conflict of interest in what they advise.
@FailedByFVNH@HenryPryor That’s awful and makes me wonder whether you overpaid 6 years ago. Mortgage valuers are usually very careful about new build valuations. Wouldn’t say that Help to Buy were at fault as they will have lost out too if it was overvalued originally.
@HenryPryor Why is the tax payer exposed to risk? Whatever the price it’s sold for, the homeowner still owes at least what they borrowed from the scheme. A lot of people I’ve personally met on help to buy valuations (paying off that is) are pleased they did it.
