🇺🇸 Canadian Apartment REIT Heads to NYSE
Canadian-listed BSR REIT (HOM.U) is heading to the New York Stock Exchange, with plans to begin trading under the ticker BSRT in mid-October.
Despite its Canadian listing, BSR has always been a U.S.-focused landlord. Founded in Arkansas with roots dating to 1956, the company went public on the Toronto Stock Exchange in 2018, raising $135 million. At the time, Canada's REIT market offered a more receptive environment for a relatively small U.S. apartment landlord seeking public equity capital.
Today, BSR owns 26 Class A garden-style apartment communities totaling 7,170 units, with a portfolio valued at approximately $1.4 billion. Roughly 90% of portfolio NOI comes from the Texas Triangle markets of Dallas, Houston, and Austin, with smaller exposures to Oklahoma City and Little Rock.
With an equity market capitalization of approximately $450 million, BSR would become the 9th largest US apartment REIT, sliding into the 8th spot after the merger of CSR and IRT.
The NYSE listing aims to expand its investor base, improve trading liquidity, and potentially narrow its valuation discount by aligning its public listing with its U.S. assets, operations, and investor audience.
BSR may not be the last Canadian-listed REIT to pursue a U.S. listing. Several other Canadian REITs have substantial U.S. operations, including GO Residential (GO.U), Flagship Communities (MHC.U), and Morguard North American Residential (MRG.UN).
GO Residential, which is expanding its U.S. apartment portfolio through its pending acquisition of H&R's U.S. multifamily assets, and Flagship Communities, which owns an exclusively U.S. manufactured housing portfolio, appear particularly well-positioned to explore a similar path.
For these companies, a U.S. listing could broaden the investor base, improve liquidity, and potentially reduce valuation discounts relative to U.S.-listed peers.
The move also follows the recently announced $2.34 billion acquisition of Canadian REIT Slate Grocery (SGR.UN) by Brixmor Property Group (BRX) and Everview Partners. Slate owns 115 U.S. grocery-anchored shopping centers.
Together, these developments suggest a potential reassessment of the advantages of Canadian public listings for REITs whose assets, operations, and natural investor bases are predominantly American.
