Airbnb’s new host policy applies to bookings made on or after Nov 20 - and most of it was already the rule.
Two real changes for property managers: rental agreements and ID collection.

We broke down what changed, what didn’t, and how to stay compliant without adding friction for guests:

Come meet the Enso team at @vrma's Annual Conference 2026! Booth 1305

[Francois Gouelo @francois_gouelo]

I'm writing this from Altihut, a mountain refuge at 3,000m on Mount Kazbek in the Georgian Caucasus. I hiked up here to get to the Gergeti Glacier and decompress after the first batch of trade-shows 🏔️

Don’t be surprised if my feed is glacier pics instead of the usual booth shots this week; i’ll be back on the conference tour asap!

Let me break the pattern here.

@EnsoConnect just delivered its best show yet.

$3.5M ARR of demos booked!! That's 1.75x last year's show.

But my favourite part of this show was seeing Enso customers preach Enso.

I have the case studies coming, but here are a few things I got to learn about our product:

🆘 EnsoAI helped save a life by surfacing the correct emergency information for a guest whose husband was having a heart attack.

💰Enso saved a business, thanks to the upsell revenue we generated during a very low season that got them through the hump.

📈 Enso produced 4.5x the upsells revenue within 18 days of going live and 1.7x the automation ratio from a different competitive tool… case study coming soon!

Over 50+ Enso users in attendance!
Over 80+ people at our tapas & wine event!

But the biggest thing that resonated with everyone I met was our team.

The passion our team delivers: from engineers to client success to sales, or marketing.

We don’t oversell.
We don’t pressure you into buying.
We don’t build AI slop.
We don’t ignore your support tickets.
We never stop working and training your teams.

#EnsoConnect is a 24/7 partner.

A team with a passion to win, a passion to serve, a passion to deliver results. Merci! 🫶🏻

Back to the mountain now...

Six months ago, we sat down with our product team to solve a hard problem: how do we make Enso easier to use without giving up the flexibility and configuration our users rely on?

Configuration means complexity. Ease of use means simplicity. The answer is AI. I know, everyone say that.

But here's the thing: AI needs to do the work. Our system has to be read, written, edited, and updated by AI, not just wrapped in it. You can add AI onto an API - that gets you somewhere, but not to the end result we envision at Enso.

Our vision is to remove the interface. Chat with Enso and let it navigate the platform. Your AI, my AI, anyone's AI - doesn't matter, as long as it can read, write, edit, and suggest across the entire system.

That's what drives a better automation ratio, better upsell conversion, more 5-star reviews, and a better guest experience.

So we took the hardest path and rebuilt the entire platform - the foundation.

This is AI-native hospitality: automation that automates end-to-end, upsells that convert, and a guest experience that doesn't need manual configuration.

The new infrastructure is live for every Enso user today.

We're on a mission to generate $1B for hospitality professionals. $50M generated so far. 5% of the way there.

Step 1 ✅
Proving upsells are real margin, not a nice-to-have: early check-ins, late checkouts, gap nights, damage waivers - highest conversion rates in the industry, backed by an ROI guarantee.

Step 2 ✅
The rest of your guest's budget. Experiences, transportation, everything that makes a trip memorable - almost none of it captured today, because no one built the infrastructure.
Affiliate links don't convert, so we pointed our highest-converting engine at everything else.

🎫 Enso Experiences: 500K+ tours, activities, tickets.
🚗 Enso Transport: 20K+ transfers, private cars, cabs.

You're the curator now. Pick what shows up in your Boarding Pass. Preview before it goes live. 3-6% commission, straight to your account.

Curated feels premium. Premium converts.

Next up: private chefs, reservations, co-working. You name it.

AI has made software easy to build.

You can build features in hours.

One of my favourite lines I heard this past week: "We don't have @EnsoConnect yet, but we're rebuilding it."

I love it, because it tells me people are thinking about the problem the right way.

But it also misses what the game actually is.

When building features is cheap, features stop being the moat.

Look at #Linear. It took serious share from #Jira not by cloning its ticketing system, but by reinventing how a team actually operates day to day (and it's amazing to use btw). 4+ years ago, if you'd asked me to switch off Jira, I'd have said impossible.

Then someone built a better way of working, not a better list of features.

That's the bet I'm making in hospitality.

Not a better tool for managing properties.
Not another AI messaging software
Not another task manager
Not another Guest App

A new way of operating your business and your guest experience.

Anyone can rebuild yesterday's product.

We're building the next one... some exciting changes coming to you (pre-pre-pre announcing it).

Guests don't care if they're messaging a human or an AI.

They care about one thing: how fast you solve their problem.

Take this one. Guest couldn't get the code to work. Why? Probably forgot to press # after entering it.

Happens all the time.

So we solve it in layers.

A digital portal with step-by-step pictures and videos. And AI that can re-explain it differently if the first version didn't land.

A 30-minute human reply will never beat an instant AI one.

48 hours ago... 3 VAs answering guest messages 9 to 5.
24 hours ago... 1 AI agent handling 60% of those messages, 24/7.

Here's how we got there.

A client came to me at the #ShortStaySummit by @staa_uk wanting to turn on #AutoPilot in #EnsoConnect but wasn't sure where to start.

20 minutes. That's how long it took to walk through their #MessagingStyle and #policies, and pick the topics they felt safe launching with.

It went that fast because their #KnowledgeBase was already 70% complete, and we'd already scanned years of their past messages to build their tone and policies for them.

We flipped the switch.

Next day, nearly 60% of their #GuestMessages were fully #automated.

That's what results look like.

An #AI teammate that knows your properties, your voice, and your policies. Shows up 24/7 so your team doesn't have to.

Next up: turn on more categories, layer in more policies, and let the AI run beyond guest messaging.

Over 1,000 @Airbnb hosts registered for the London Host Club Meetup last night.

London has 80,000+ listings. One of the largest short-term rental markets in the world. The room was full of the people actually running them!

The industry likes to call individual hosts unprofessional. That's not what I saw.

Time-constrained? Yes. Tech-constrained? Yes. But creative, and laser-focused on guest experience.

Private chefs (shoutout to @YhangryChef). Gap nights. Early check-ins. Birthday packages. Gift Baskets... all of these resonated with them clearly.

They understand something a lot of bigger operators are still catching up to: better guest experience isn't just better reviews. It's more bookings and new revenue hashtag#upsells

Grateful to have shared the stage alongside our Airbnb partners. Huge thanks to @hindit for making it happen.

More events like this, please. Now off to the #ShortStaySummit!

CEO of @MinutHQ says the future of #hospitality is splitting into 2 paths:

1. Autonomous - #AI amplifies work. Higher margins, smoother ops, consistent #GuestExperience.

2. AI-Enhanced Luxury - Next-level #personalization at a scale. You can't do both. Which path wins? 🤔

[Enso Connect @EnsoConnect]

#AI will create winners & losers in #hospitality - and the gap is growing.
@Hostaway's CEO shares his predictions and the company's approach to backend AI that helped 100% of users vs. tools that require adoption.
The result - $9M in bookings unlocked.
