Bank Of England Base Rate Drop 💷
1) Fixed mortgage = no change
2) Tracker mortgage = rate decrease
3) SVR = potential decrease (but SVRs are horribly high anyway)
Mortgage Rates are dependent on a mix of base rate decisions, swap rates, and each lender’s strategy
83% of home owners will pay £2,500 extra in stamp duty from Apr'25 as reliefs end. Hits buyers in the £125k to £250k price range where SDLT will be up to 1% of purchase price (working people?) They will want it off the price keeping HPI in check. Impact in orange segments.

There's stamp duty confusion among many First Time Buyers (especially on TikTok, bless).
They think that Stamp Duty is only rising for second home and BTL buyers. It is, but it's not the only rise.
On 31st March 2025, the current FTB and non-FTB stamp duty thresholds will revert to pre-pandemic levels.
The FTB threshold will drop from £425,000 to £300,000, adding £6,250 of stamp duty to a £425k purchase.
The non-ftb threshold falls from £250,000 to £125,000.
Unless you're a First Time Buyer below £300,000, you'll be paying stamp duty, unless you COMPLETE your purchase by 31 March 2025.

Students have every right to be massively pissed off about this. Keir Starmer promised to scrap tuition fees and now he’s going to increase them - saddling students with even more debt. He literally bullshitted his way through his pre-election promises.

There’s an assumption that all FTBs are in their 20s & 30s but in the south many are far older & already have families, 1 & 2 bed flats aren’t always suitable.
