@AshleySchapitl I agree the economic environment in DC in the last couple years hasn’t been great, but it hasn’t been great anywhere bc high interest rates. We can make a lot more projects pencil with by right zoning, upzoning, faster permitting, and removing silly requirements
@AshleySchapitl What? This slide specifically cites huge regulatory uncertainty, BZA zoning variances, and ground floor retail requirements as major obstacles hindering new development. DC permitted >6k units a year in other parts of the city from 2018-2023 despite the “economic environment”
@whstancil Pretty sure Yglesias has said openly that Biden should have kept escape hatch options on the table for leverage in negotiations. He even disagreed with @ezraklein about it!
