The other 3 units rent for $900 each. $2,700/month coming in
Your whole mortgage payment with taxes and insurance: about $2,150/month
Your tenants pay your entire housing bill and hand you roughly $550/month on top. Your friends pay $1,400 in rent for one bedroom. You get PAID to have four
The part that stacks: after your 12 months, you move out, rent your unit for another $900, and the building becomes a pure investment cash flowing $1,450/month. Then you're eligible to do it again with a new owner-occupied loan on your next place. Serial house hackers pick up a building a year like this
What the lender checks:
Credit score 580+ (620+ gets better rates)
Income that covers the payment, and here's the gift: the lender counts 75% of the other units' rent as YOUR income on the application. The building helps you qualify for itself
The property passes an FHA inspection: safe, livable, working systems. Ugly passes. Dangerous doesn't
Your 90-day checklist:
1. Get pre-approved for an FHA loan. Almost every lender offers them. Takes a week
2. On Zillow, filter "multi-family" in your market or a cheap one nearby. The Midwest and South are full of duplexes, triplexes, and fourplexes under $300,000
3. Run one number on each: does 75% of the other units' rent cover most of the mortgage? Yes = tour it
4. Buy it, move in, rent the rest, learn landlording with a 30-second commute
One slightly awkward year living next to your tenants buys a building that pays you for the next 40
Your first property doesn't have to be a flip and doesn't need a fortune. It can be the place you already sleep, with 3 strangers covering the bill
If you want to flip a house but have $0 in the bank, you can get funded for up to $150k with a hard money loan or 0% APR credit cards. And if you're starting from absolute zero, house hacking is door number one. Keep an eye out

last month one called about a $4,300 medical bill. i let him do his whole speech. then i said six words:
"is this debt past the statute?"
silence
in 38 states, debt expires after 3-7 years. once it passes the statute of limitations, they cannot sue you for it. legally. the debt still exists on paper but they have zero enforcement power
they're calling you hoping you don't know this. because the second you make a payment, even $1, the clock RESETS and they can sue you again for the full amount
that's why they say "just pay $50 to show good faith." that $50 reactivates the entire debt. it's a trap and they know exactly what they're doing
the play when a collector calls:
step 1: say nothing about paying. say this: "please provide written validation of this debt under FDCPA Section 809"
they are legally required to stop all collection activity until they send you written proof. most junk debt buyers can't produce it because they bought your debt in a bundle for 4 cents on the dollar and don't have the original paperwork
step 2: check your state's statute of limitations at your state AG's website. if the debt is past the SOL, send this letter:
"this debt is time-barred under [state] statute of limitations. any attempt to collect or sue is a violation of the FDCPA. cease all contact immediately"
step 3: if it's on your credit report and it's past 7 years, dispute it. "this account exceeds the FCRA 7-year reporting period. remove immediately." bureaus must remove it within 30 days or face $1,000 per violation
i helped someone wipe $23,000 in zombie debt in one afternoon. four letters. zero dollars paid
