The average before rates went to zero was 8-9 yrs as houses are sold and mortgages were refinanced. Fannie and Freddie already keep rates tighter than they should be given the risk vs US treasuries.

The Saudis have been bypassing Hormuz with their oil, preventing $200+ a barrel. An attack gets oil a lot higher but also draws the Saudis directly in, they may hit Kharg. We will be in a tougher spot.
