Tonight we are in @lagunabeachgov for the 1st #SB4 project in OC! City's RHNA is 80 LI units; so far, none have been built. This project would add 28 units of affordable housing. The site is in the city's housing element and has the protection of the HAA. They are using 46% SDBL.
These planning commissioners really understand their purview under SB4 & limitations on their discretion to design review. Most importantly, they are actually supportive of adding affordable housing to their community. Passed 4-0. Feels like Christmas!🎄

Public comment is interesting -- lots and lots of support from residents in this liberal beach town. The naysayers are all people who live adjacent or within a block of the site & are upset about the views from their dining room sitting at the table v. standing on the deck. 🙄
Los Angeles isn't going to fix ULA. If the governor and/or state legislature don't step in, a lot of money is about to flood into a ballot initiative that will blow up local government budgets across California, especially in the Bay Area.
Wow! Unanimous support for AB 1903, which aims to end the onslaught of frivolous litigation that makes it impossible to build condos in California—key to reviving homeownership. Still a ways to go, but @BuffyWicks has a way of making the impossible seem inevitable.
