@LPinFinance My first home mortgage was 1850 including all PMI / taxes / insurance etc. I also only put $8000 down payment. It was a 260,000 home. The seller paid my closing costs. 5 years later I sold it and netted 256,000. Owning real estate is the single fastest way to build wealth.

So far it’s been okay but if she screw’s me it’s the last nice thing I’ll ever do for a tenant again. She knows she represents humanity so she can’t fuck up.

@drgurner This is so important. I was born in Las Vegas and went to school with amazingly famous individuals. Money was everywhere. I thought I was wealthy. Hot take - my parents were barely making it realtors. It made a difference in what I consider possible today as an adult.
