If a rental company leaves 40% of their houses and apartments vacant, intentionally, to drive up prices, that isn't a problem with supply. That's a fundamental problem with the way rent works as an economic model.

Rent is already higher than mortgage rates, so yes, anyone paying rent in NYC could afford to buy one of the now cheaper homes given a few months
