Yeah, there are far too many loan officers that will max qualify every single borrower they get without telling them they’re debt to income or that they need to budget or explaining that even though they can approve them for that amount, they’re likely going to end up completely house support and choosing between water and electricity. FHA is a bigger risk than VA because VA at least has a backend residual income calculator whereas FHA has no protection like that.
The loan officer says they’re VA approved in their bio so I can trust them right? Absolutely not let me tell you why…
VA does not approve or recommend any loan officer. There are many loan officers that pretend that VA has approved them individually or they’ve been hand selected VA to help you. It is a load of garbage. The loan officers that use this tactic are sleazy and horrible. They worded it so that you let down your barriers and trust them. If someone’s a snake out front, they’re gonna be a snake the whole time. And the last thing you want is a money, hungry snake near your wallet. Let me say it again. VA itself does not individually approve loan officers nor do they recommend any loan officer or company nor do they share your personal information with any lender or loan officer. Be safe out there.

I think that all the wellness on the app is actually truly to give back. It’s one of the things I like about Rate. Agreed this is an unusual journey for a mortgage company, but maybe something we should encourage more companies to do.
