A landlord abroad pays KSh 15,000 in tax on KSh 50,000 monthly rent in Kenya. A resident pays KSh 3,750. Same rent, four times the tax.
Buying land in Kenya from abroad? 3 things to know:
1️⃣ KRA PIN: you need one before land is registered in your name. Non-residents can apply on iTax.
2️⃣ Stamp duty: charged on the higher of your price or the government valuation. In Kilifi it's 4%.
3️⃣ Tax amnesty: covers periods up to 31 Dec 2025; principal must be cleared by 31 Dec 2026.
At @GreenHeartKLF, ownership documents are verifiable and payments go only to the company account. DM me for a cost breakdown on Tuli Gardens, Green Heart Village or the Sanctuary.

@tilapiapointki1 Kilifi evenings by the water are hard to beat. Spots like this are a big part of why more people are choosing to settle in Kilifi, not just holiday here.
@ajumaojwang Congratulations, Ajuma. Knowing a market's economics and ownership history is what separates trusted advisers from sellers. If any of your investors start looking beyond Nairobi at mixed-use land on the coast, happy to compare notes on Gateway in Kilifi.
@cheruiyotkb@TheAbojani Moving from saving to ownership is the right mindset. Land remains one of the most trusted building blocks of ownership in Kenya, and buying with verified documents and a structured payment plan makes it far less risky than many people think.
@KenyainJamaica Lovely to see Kenyans in Jamaica coming together. That bond with home is often where investment begins. For many in the diaspora it starts with a plot in a gated, well-managed community on the coast, somewhere to build or return to when the time is right.
@KenyaMissionUK@ikchir@Diaspora_KE@roselinenjogu@MusaliaMudavadi@MMakoloo Education is often what brings families home too, and for many planning a return, a good school nearby is top of the list. In Kilifi, Tuli Gardens sits right beside Kivukoni International School. Good to see the Mission reaching Kenyans beyond London.
@AssociatesRoba Important ruling, and thank you for breaking it down so clearly. For buyers it's a reminder that due diligence goes beyond the title: check the parcel's planning status, any road reserves or public-use notices, and its history before you commit.
@StandardKenya Kilifi has the creek, the beaches and a welcoming community. Tourism grows best when people also choose to live and invest here year-round, and when growth protects the green spaces that draw visitors. That is the thinking behind @GreenHeartKLF.
@Diaspora_KE Great initiative. Teaching young people to spot fake agents matters just as much when they start investing back home. The same rule applies to land: verify the seller, the title and the payment account before sending a shilling. Skills abroad, assets at home.
@UgandaMombasa Good to see the coast getting this attention. Tourism growth brings roads, services and jobs that make the coast a better place to live year-round, from Mombasa up to Kilifi.
@NyakundiReport Encouraging shift: Kenyans across Africa now send home more than those in the UK. The next step is making sure more of it goes into assets that last, like land with clean, verifiable documents that families can hold for generations.
@lai_group It really is. Clean air, the creek, sunsets over the water. More people are starting to see Kilifi as somewhere to live, not just visit, which is why we're building a regenerative town here at @GreenHeartKLF.
@Diaspora_KE@KHC_Canberra Congratulations to Antony Kamau and Kenyans in Queensland. Strong diaspora associations keep people connected to home, and that connection often turns into investment back home in businesses, education and land.
@kilificreekfest Cinema, workshops and a shorts night on a dhow, all on Kilifi Creek. Events like this build the kind of community that makes a town worth living in. Wishing the festival a great Day Six from the @GreenHeartKLF team.
Your child's school, right next door 🌿
Tuli Gardens sits beside Kivukoni International School in Kilifi, about 150 m from Takaungu Creek. ¼-acre plots from KSh 4.4M on a 99-year lease with automatic renewal.

@KenyaembassyDC@ForeignOfficeKE@OfficePCS_KE Bringing passport and ID services to Kenyans in the Midwest saves people long trips and lost workdays. Outreach like this keeps the diaspora closely connected to home. Well done to the team.
@oloojl That's the shift we're seeing too. Buying land first and building in phases lets people own outright, spread the cost and design for how they actually live. Just verify the title before you pay.
@abudhabi_kenyaE@ForeignOfficeKE Encouraging to see the embassy tapping the expertise of Kenyans in the UAE. Skills, knowledge and investment flowing home all help build the country.
@Diaspora_KE Great to see diaspora engagement reaching the counties. Clear information on safe, verified ways to invest at home is one of the most useful things families can get.
