If you had/have $200k invested and you wanted to use it for a down payment you can borrow against your portfolio without having to sell anything.

M1 finance rate right now is 8% so let’s say you borrow $50,000. Your monthly bill gonna be around $333 on the loan.

You use $50k to buy a rental property. Hopefully cashflow enough to pay the loan back every month maybe even more.

Your $200k is still in the stock market growing, you now have a rental, you sold nothing.

If your $200k is invested properly you’re making more than the loan rate your positive anyway.
